Common Radon Mitigation FAQ’s

A standard active sub-slab depressurization system consists of several key components: a suction point drilled through the foundation slab, PVC piping to route air from beneath the slab to the exterior, a continuously operating radon fan to create negative pressure, a manometer or visual indicator to confirm system operation, and exterior termination hardware to safely vent the collected gases above the roofline. Caulking and sealants are used to close visible cracks and penetrations in the foundation. Together, these components form a complete system that continuously intercepts radon before it can enter the living space.

For most residential installations, a radon mitigation system can be completely installed in a single day, usually within three to six hours. The process involves drilling the suction point, routing and securing the PVC pipe, mounting the fan, sealing the slab penetration, and installing the manometer. More complex installations involving multiple suction points, difficult pipe routing, or challenging foundation access may take longer. After installation, a post-mitigation test is conducted to verify that levels have been reduced to acceptable concentrations.

A radon mitigation system will typically be visible in some areas of the home, including where the PVC pipe runs through the basement or attic and where it exits the roof or exterior wall. Many contractors make an effort to route piping through closets, utility spaces, or along inconspicuous wall areas to minimize visual impact. The exterior termination above the roofline may be visible from outside, similar to a plumbing vent stack. Experienced installers balance system performance with aesthetics and can often route systems with minimal visual disruption to the home’s interior and exterior appearance.

A manometer is a simple but important monitoring device installed on the radon mitigation pipe, typically in a location that is easy to check, such as the basement or utility room. It consists of a small U-shaped tube filled with colored liquid that indicates pressure differential in the pipe. When the two sides of the tube show unequal liquid levels, it confirms that the fan is creating suction and the system is operating. If the liquid levels are equal, the fan is likely not operating and the system needs immediate inspection. Checking the manometer regularly is a simple and effective way to monitor system performance between formal radon tests.

Once radon is drawn out of the soil and vented through the mitigation pipe to the exterior of the home, it disperses rapidly into the outdoor atmosphere where it is quickly diluted to negligible concentrations. Outdoor radon levels average approximately 0.4 pCi/L – far below any level of health concern. The radon continues its natural decay process outdoors, but the vast dilution of outdoor air ensures it poses no meaningful health risk. The pipe termination is positioned above the roofline and away from windows and air intakes to prevent any re-entry into the home.
