Common Radon Mitigation FAQ’s

The EPA recommends testing your home for radon at least every two years, even if prior tests showed acceptable levels. Radon concentrations can change over time due to shifts in soil conditions, home renovations, changes in ventilation systems, and seasonal variations. Homes with a mitigation system installed should be tested annually to confirm the system is continuing to perform effectively. Any major change to the home – such as foundation work, adding a basement room, or installing a new HVAC system – should also prompt a fresh radon test.

If your radon test result comes back at or above 4 pCi/L, the EPA recommends taking action to reduce it through professional mitigation. Before calling a contractor, confirm the result with a second test if the initial reading was from a short-term device, unless levels are extremely high. When you do contact a mitigation contractor, look for NRPP or NRSB certification to ensure you are working with a qualified professional. Do not panic – radon mitigation is effective, relatively affordable, and can be completed quickly to restore healthy air quality in your home.

The most effective and widely used radon mitigation method is active sub-slab depressurization (ASD), which involves drawing radon from beneath the foundation through suction pipes connected to a continuously operating fan that vents it safely outside. This method works by reversing the pressure differential that drives radon into the home, ensuring that radon moves away from the structure rather than into it. When properly designed and installed by a certified professional, ASD systems typically reduce radon levels by 50 to 99 percent. It is recommended by the EPA as the preferred approach for the vast majority of residential applications.

A radon mitigation system works by creating an area of lower pressure beneath the foundation slab relative to the air pressure inside the home, reversing the natural flow of radon from soil to interior. A hole is drilled through the slab into the aggregate beneath, and a PVC pipe is inserted and connected to a fan mounted in an unoccupied space or exterior location. The fan runs continuously, drawing soil gases (including radon) from beneath the foundation and exhausting them harmlessly outside above the roofline. The result is that radon is captured before it ever has the opportunity to enter the living space.

Sealing foundation cracks and openings is an important part of a comprehensive radon mitigation strategy, but it is almost never sufficient as a standalone solution. Radon can migrate through porous concrete and masonry itself, not just through visible cracks, making complete sealing essentially impossible. Sealing does improve the efficiency of an active depressurization system by reducing the number of radon pathways and helping the system maintain negative pressure more effectively. Think of sealing as a complement to – not a replacement for – a properly installed active mitigation system.
